It is the perfect escape for your next getaway or staycation. Enjoy the panoramic views of the lake from the indoor comforts or have your coffee sitting on the deck. Unwind in the peaceful lake environment far from the hustle and bustle.

The Space

Conveniently located near key destinations, including the Port Jervis Metro-North NYC rail line (20 mins), Middletown, NY (25 mins) Milford, PA (22 mins), Mountain Creek (18 mins), Sparta, NJ (25 mins), and various shopping centers. Our spacious home is situated on a spacious property, featuring private lake frontage and stunning views.

Our property hosts a comfortable and spacious area inside and out for enjoyment throughout the 4 seasons, and has one of the best views of the lake. You will find everything you need for your enjoyment, relaxing, and entertainment needs during your stay. Complimentary coffee station, and a variety of teas for your enjoyment. Sit and get comfortable by the living room, or cook yourself a gourmet meal in our modern kitchen that stocks all cooking ware for your cooking needs. We also have a waffle maker and pancake mix for your breakfast desires. 

The Lux Lake House

The home has been thoughtfully renovated and modernized to fully enjoy panoramic views of our lake frontage from inside and out. You can enjoy your morning coffee by the very large island table with scenic views of the lake, or on the deck, or by the lake front.

The Lux lake house consists of 3 bedrooms each with Queen sized beds, 2 full bathrooms with one being located inside the master bedroom. Comfortable Living room with 2 sofa beds, comfortable modern kitchen with granite island table for breakfast or dining, family room with large tv, laundry area, and spacious deck overseeing the lake. Bed linens, towels, shampoo/conditioner/body gel, and other amenities included for our guests use.

This is the perfect place if you have any occasions in or near the Montague, NJ / Milford, PA; Tri State Area. Whether nearby events, wedding venues, or popular locations; this house is centrally located to many travel and touristic destinations.

Whether for a family event, a special occasion, or wedding gathering; If you're traveling with a larger, or multiple groups we can accommodate you with more space in the area by considering our additional houses nearby. You’re welcome to see our profile or site where you can see our other houses in the area for booking. Just let us know in advance, and we’ll be happy to confirm with our calendar and arrange everything for you.

Located on a scenic lakefront and close to many amenities and attractions, you’re perfectly positioned for both relaxation and adventure. Enjoy easy access to: Federal and state parks, including the High Point State Park, WoodBourne Park, Frankford Township Park, Woodland Trails, etc. Outdoor activities, swimming, fishing, kayaking, and non-gas powered motor boating.

Shopping and dining, with eateries, supermarkets, and unique local shops just minutes away.

Property House Area:

The property is a spacious property with a private lake frontage located behind the house. The lakefront area features breathtaking views and endless opportunities for relaxation and recreation. Only confirmed guests may use the lake front for activities like swimming, fishing, hiking, and kayaking. Bring your own equipment and life vests, as no lifeguard is on duty. You’re welcome to go to the lake front and light a fire for barbecues etc.—please let us know if you do.

Our home is centrally located near a wide range of year-round, four-season attractions in the Tri-State area. Enjoy activities like hiking, trail walking, river tubing, fishing, canoeing, kayaking, zip-lining, archery, paintball, visiting zoos or museums, snow tubing, skiing, sledding, bird watching, shopping, dining, and more. Most tourist and recreational spots, offering both summer and winter activities, are conveniently within 5 to 40 minutes' drive, depending on the destination such as:

Guest Access

Guests have access to the whole property, lake house area, and behind the house which includes: deck, fire pit area, bbq area, and lake frontage. Instructions provided after booking, please do not walk/drive through other neighbors driveways! Please be mindful and respectful of the lake and lake frontage areas being shared by other vacation staying guests nearby, or visiting family or friends. No loud noises, or party’s allowed by the lake or private lake frontage please! No loud music or noise after 9PM.

Excludes: garages, sheds on property, neighboring houses, and their specified areas. Signs mark the areas of our property and we advise you to please stay within the property area and be courteous with any neighbor and anyone working, or also using the property. We advise to be cautious in exploring the lake without any supervision, or confirmation to us that you would be doing so.

Exploring, kayaking, fishing, and electric motor boat is allowed on the lake at your discretion making sure that you stay within our property lines and following lake rules which will be included in the guidebook. Please refer to our property area map located in our guidebook to better understand the property limits. Please do not ever hesitate to ask us any questions, we are always available via Airbnb message, text, or phone call.

Other details to note

**Please be informed that we have a Ring doorbell camera and one exterior camera facing the driveway. No indoor cameras.

Please keep in mind that groups larger than 4 guests will include an extra guest fee of $35/guest per night after the 4th guest in the total booking amount. Please be honest with group size, and number of guests as we have exterior property cameras (outside of the house) to protect and surveillance property.

We are one of the few stay locations that accepts house trained pets. There is a 3 pet maximum allowance and it is $30/per pet, per night fee. For certified therapy dogs please be prepared to show proof of your certification to avoid the fee. Thank you.

There is an abundance of sticks, branches and small logs that can be used for firewood for the fire pit/bonfire but it is preferable guests bring their own firewood in case our firewood might no be usable/available. **The fireplace inside the home is as of now, unable to be used.**

Please be cautious when using any flame starter, and using the fire pit, as well as the fireplace. Please leave all fire turned off by wetting completely with water and making sure before leaving.

Our Policy:

We are partnered with Superhog (Know Your Guest) – the leading vacation rental guest-screening provider.

Prior to initiating the booking process, it will be necessary for you to undergo identity verification and provide your ID, as well as submitting a damage deposit.

Important: We are committed to protecting our properties and keeping up-to-date with short-term rental regulations, which is why you will be asked to complete our independent verification.

Please note: Before your booking begins, you will need to verify your details with us to complete your booking. You will be contacted automatically via email and/or text to complete the verification.

You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver.

Kindly note the following:

**If you choose to pay a refundable deposit, the $750.00 damage deposit will be automatically charged to your card.

**The damage deposit will be refunded 7 days after the check-out day.

**The damage waiver fee is $75.00, and it cannot be refunded.

**There is a small non-refundable $20 fee associated with the "Know Your Guest" Verification process for the damage deposit fee transaction.

**Failure to comply with our policy and house rules will result in the cancellation of the booking without issuing a refund.
